Unibail-Rodamco-Westfield, based in Paris, is one of the world's largest owners of shopping centres, operating flagship malls across Europe and, until a planned exit, the United States under the Westfield brand. Its income is rent from prime retail property, which makes it sensitive to consumer spending and, like all landlords, to interest rates. URW suspended its dividend during the pandemic to conserve cash and cut its heavy debt, and has only cautiously moved toward restoring it. The stock trades as much on deleveraging, the fate of physical retail and falling rates as on a dependable payout.
