Prologis is the world's largest owner and operator of logistics real estate, with warehouses and distribution centers clustered near major cities and transport hubs across the Americas, Europe and Asia. As a real estate investment trust, it benefits directly from the growth of e-commerce and the ongoing need for modern supply-chain space. As a REIT, Prologis is required to distribute most of its taxable income, and it has paid and grown its dividend consistently for decades, supported by rising rents and high occupancy. The yield looks low for a property trust because the shares also carry a growth premium, so the story is one of a rising, well-covered payout rather than pure high yield.
